As mentioned by other’s the prevalence of commercial units on ground floors of apartment complexes regardless of commercial need is something I often wondered about while strolling around during one of my many visits.
It may indeed be a planning requirement, if is and there is no commercial justification then the developer simply adds the additional cost to the price of the apartments. |

In your wildest dreams Tom! The 2 on the extreme left of your photo are for sale at €2.6m and €4.7m. One million euros will get you the villa on the 2nd last photo of your penultimate post.
The cheapest of the new builds on the plots above the steps that you show in todays marina post is €1.3m but you can get a resale offer of an old style semi detached villa right at the back of the plots backing on to the Ave dos Descobrimentos for a mere €675K but it's sea view has now been obliterated by the new build in front of it. Anyone wishing to purchase any of these, just DM me I could do with the commission

Quinta Dourada, Vale Santa Maria. This huge site has lain abandoned for at least 15 years and is now coming back to life. The site, at the bottom of the hill coming out of Albufeira heading for Guia. It's about 18 acres, or 7.3 hectares. Their website has no details of how much luxury living there will cost. Work so far has removed all the undergrowth. Old cables and pipes are being ripped out. I would imagine the site to be a productive dust making plant! The views won't be bad. |

It would be great if they finished the Crowne Plaza development by the Marina. Somebody did say it may be too dilapidated so may have to be demolished - either way please clear this mess

The Crowne Plaza main building may be salvageable but the town houses are quite likely beyond hope, the concrete skeletons havng been exposed to the elements for more than ten years. If they were to be demolished, the taxpayer would pay. I can't see anyone paying tens of millions, then having to pay to demolish them and then spend a few tens of millions more on new properties. But there seems to be an endless supply of rich foreigners who want luxury living, so you never know.

W Hotel at Gale - I share your concerns on aged and exposed concrete being built upon as I'm sure that the nearly completed W Hotel on the main road down to Gale has also been exposed for 8-10 years as just a concrete framework. And there's been no sign of that being knocked down prior to them building it out. Oh.....and it looks a pretty ugly building but it hasn't stopped them pricing the penthouse apartments for over £1m euros.
And just for good measure locals confirm that they have taken over the beach bars at Castelo and plan to knock down/rebuild as a cocktail bar (we shall see) along with Evaristo but they don't plan to change that. And they call it progress!

Just found the Crowne Plaza development on a website listed at a cool 17.5m Euros.
If you can't run to that then perhaps you fancy owning the Louisiana restaurant on Cais Herculano for just 5.5m Euros. I hope it won't effect Brian's lunchtime drinking arrangements!
