We have decided to sell our house and would welcome any info on the selling process here. Are agents commissions all so high? Are there agents who are better at selling than others. We looked at selling a few years ago and the agents seemed completely uninterested. They seemed only interested in buyers.

Commission fees are normally around 5% plus IVA @ 23%  but suppose you could try and negotiate with the agencies. We used Remax Praia with  Paulo Diogo as our agent  when we sold, the shop  is based at the shops in front of the Paraiso Albufeira Hotel so quite a busy area. All quite straightforward and he was very helpful. Ours took  12 months from putting it on the market  to completion of signing it over to the buyers, lots of viewings, many clients interested but they wanted it at a knock down price which we wern't willing to sell at, but  eventually we got the right buyer. The fees are really high compared to the UK - which averages 1-2% - or less if you use an internet only site.

Agreed. Our contract is for 0.8% with a high street estate agent in the UK (haven't sold it yet though). 🙄

Pauline what percentage is the buyer normally looking at knocking the seller down off the advertised price in your experience.
In UK I would be looking to knock down 5-10% if I was buying.

I think the difference is that you are legally tied in with the agent in the UK. Here I understand quite a lot of people end up making a private deal with the buyer and cutting out the agent. I am not sure that it is strictly legal either, but as taking someone through the courts here takes years and years, no one gets pursued for what they owe. So honest folk end up paying more. Cry

We used Remax in Albufeira. We dealt with a lady called Nelda.
She was very helpful. It is a few years ago since we sold our apartment so not sure if she still works there. Good luck :)
