It's relatively simple really.  You must ensure you have the correct fire/safety equipment in the property.  Fire extinguishers, fire blanket, signs, first aid kit etc.  If you are local in the Albufeira area, Previgarb in Ferreiras (shortly moving to Alcantrilha) have all that is needed.  You also need to have emergency contacts displayed on the inside of the main entrance door (eg contact 112 in case of emergency together with the complete address of the property). You need an official complaints book in the property (can be purchased on-line).  You will then need to be registered with SEF (Serviço Estrangeiros e Fronteiras) to properly register any paying foreign guests in your property.  This would all need to be done after you have submitted your application to the local camera (town hall).  You need to ensure you are correctly set up with your activity in the financas or have an accountant that can do this for you.  You can see a bit more info on various websites eg: http://hometeamportugal.com/changes-to-alojamento-local-law-in-portugal/

Thanks Ruth, I've seen the various site which list the equipment/signs needed, however these are quite vague - in the fact that there are hundreds of types and sizes of fire extinguisher for example & similarly to the signs, do they have to be a certain size, reflective etc?

Yes, all depends on if you have an apartment or a villa plus the size of the property.  
Fire extinguishers have to be a certain size  (2 kg or 6kg).  They have to be fixed to the wall (not just positioned on the floor) at a height of no more than 1.2 mts from the floor.  One extinguisher is usually required per floor if you have a villa.
Signs for the extinguishers have to be positioned at a certain height (min 2.10 mts from the floor, above where you have the extinguisher(s) fixed.)
You should  have a fire blanket fixed somewhere in the kitchen again with signage.
It is also advisable to have smoke alarm(s) installed too!

A smoke alarm is a good idea for insurance purposes also. Helps keep the premium down.

Luckly, the Marina apartments all have hard wired smoke and LPG gas detectors fitted into the building.

I've also added a carbon monoxide detector as there is an LPG gas boiler for water heating.

Thanks for the tips above - with the complaints book, can this just be brought from INCM - the link below shows one for 18 euro - the accountants I've been speaking to want 120 euro !
