Now here's another one. I don't usually walk this way but did the other day. The so-called 'Garden Hill' development above the old town opposite the Colina do Mar hotel seems to have been finished, perhaps a year more ago. it's all fenced off, unoccupied, sales office closed.
Anyone know what the problem is there? They look nice enough. But as for this mess, seen down below in the Avenida Liberdade...Perhaps no-one liked the view! |

Here we go again! Opposite LIDL, if I read the notice correctly, work has started on building 162 apartments in four low rise blocks. I say again, the property developers should run the country as they obviously have means of getting money from thin air to build things no-one neither wants nor needs! This is the top end of Cerro Malpique.

Sadly the same all over, much worse in Spain I think. A friend of a friend bought a property on the Polaris world development some time ago at a cost of about €150k now they are up for around €65k and not selling! If anyone is thinking of selling in Portugal I'd say go for it now as I've a feeling in another couple of years there will be no chance and folks will have to take huge losses on their investments! Then there is Florida property there has plummeted too.
As you say there are far too many complexes being built and sadly a lot being left abandoned half finished!! It's a pity these developers who still seem to have money dont buy up the half finished ones and complete them!

Over the last 12 months some Portugese properties have fallen 2%, whilst in Spain it is 10% over the same period. Spain was massively over developed, Polaris World being a prime example ! In Polaris World like a lot of Spanish Building projects new builds started selling cheaper than resales. Thank goodness property builds on the Algarve were no where near as extensive as the costa's !

I don't think anyone can predict what will happen in a couple of years, especially with the state of the euro at the moment. I also think it will be really hard to sell property anywhere at the present time as there is far too much uncertainty around, both in the UK and abroad.

We have several friends who have property in Spain, they all reckon the achievable sale figure now is half what it was four years ago!
I know property in Portugal has fallen but nothing like as drastic as that and of course, if you financed in sterling then the fall from over 1.45€ to the pound to where it is now will help you if you sell and move your money back.

The site on Av Da Liberdade has become a bit of a thing with us as our place is just across the road and we get a birds eye view of what's going on from our roof terrace (I think we need to get out a bit more). When we were there at Easter this year the pilings had been driven in and the excavation for what is presumably going to be the basement/garage area was almost completed so some progress has been made. Pity the folk who live up the top as their foundations seem to have taken a bit of a knock. Wonder if there'll be any more progress when we come back at the end of September.......................or should we refrain from holding our breath in anticipation?

Only just seen this thread
must be senior moments. Re Cubsurs 3rd picture, we were told by the real estate agent when we bought our place 10years ago that the builder of these apartments had some planning problems & then passed away to higher places and they got left to decay (how true that is I'm not sure). Don't get up that end very often, & when visit mainly stick around main square area or beachfront walks up to Cerro Grande. whats todays news on them anyone know.

I had heard in a roundabout way that the land opposite Lidl was having an Aldi built on it and this came from someone who has a cafe at Alto dos Calicos. Aldi would make far more sense than more apartments for no-one to occupy. Surely it doesn't take a rocket scientist to see that there are more buildings rotting than there are occupied.

Also there is already a purpose built Lidl next to Makro, opposite Algarve shopping?
